Why Summer Matters for Your Plumbing

Summer on the Central Coast isn't just about sunshine. We get that humid ocean air in the mornings that fogs up your windows, then hard dry heat by afternoon. That temperature swing and the salt air from the dunes corrode copper fittings and brass valves. I've had three jobs this month alone where a small leak that could've been caught in June turned into a much bigger problem.

Also, families are using more water in summer—irrigation systems run longer, kids are home, pools get filled. Your lines are under load. Any weak spot shows up now.

The Checklist: What to Check This Month

1. Visual Inspection Under the Sink

Get down and look at the pipes under your kitchen and bathroom sinks. You're looking for:

  • Drips or water stains on the pipes or cabinet floor
  • Corrosion (white or greenish crusty buildup on copper)
  • Soft or spongy spots in the wood cabinet—that's water damage
  • Any loose connections at the P-trap
  • I had a customer in Morro Bay last week who found a slow drip under their kitchen sink just by doing this. Took me 20 minutes to replace a worn washer. If they'd waited until August, that cabinet would've needed replacing.

    2. Check Exposed Copper Lines for Green Oxidation

    Look around the base of your water heater for any moisture, rust stains, or sediment buildup. Peek at the pressure relief valve—is there any weeping or corrosion around it?     If you see white crusty buildup or rust, don't wait. That's your water heater telling you it's tired.

    7. Check All Visible Shut-Off Valves

    Under sinks, behind the toilet, at the washer—turn each one gently. They should move smoothly. Stiff or frozen valves are the ones that won't work when a supply line fails. I've replaced more of these than I care to remember because someone waited until they had an active leak.
