# Spring Plumbing Maintenance Checklist for Grover Beach Homeowners

Now that we're into May and the marine layer's lifting, it's the perfect moment to do a thorough walk-around of your home's plumbing. Winter rains hit hard on the Central Coast, and spring is when I find most of the damage. I've been fixing plumbing in Grover Beach long enough to know exactly what winter and coastal salt air do to copper lines, galvanized pipe, and fixtures. Here's my checklist — the same one I use on every job.

Check for Winter Water Intrusion

Look Inside Your Crawl Space

If you have access to it (and honestly, a lot of folks in Grover Beach don't, which I get), grab a flashlight. Spring is when wet soil dries out enough to see damage clearly. Look for:

**Discoloration or staining** on joists, beams, or subflooring — dark spots usually mean standing water sat there over the winter

**Soft or spongy wood** — press it with your finger. If it gives, water damage has started

**Pooling water or moisture** — our clay soil on the south side of town holds moisture like a sponge, and winter runoff doesn't always drain fast

**Copper or galvanized pipes with white, blue, or green corrosion** — that's oxidation from salt air meeting moisture, and it weakens the line over time

If you see any of this, don't wait. Water damage gets worse fast once summer heat kicks in and creates movement in the framing.

Check the Foundation and Basement

Look at the lowest point of your foundation. In Grover Beach, our winter rains can push groundwater against the foundation wall. You're looking for:

Wet spots or tide marks on the concrete

Efflorescence (white chalky buildup) — it means water is moving through the concrete

Cracks that are wider than a hairline

These don't always mean a plumbing issue, but they tell you if water's getting in somewhere, and plumbing lines run along those walls.

Inspect Exposed Pipes for Corrosion

This is huge on the Central Coast. We've got salt air year-round, and it attacks metal like nothing else. Walk your property and look at any visible pipes — under the house, along the exterior, in the garage or laundry room.

I had a customer on Doris Avenue in Grover Beach last spring with what looked like a solid copper line until I ran my hand over it. The corrosion was so advanced the line was paper-thin inside. Another year and it would've failed, and she would've had no water pressure or a full line replacement job.

What to look for:

**Pinhole leaks** — tiny holes in copper pipe, usually where water is dripping from above

**Blue or green discoloration** — active corrosion happening now

**Flaking or pitting** — the pipe surface is breaking down

**White crust on galvanized pipe** — rust happening inside and out

Don't wait on this. Once corrosion starts, it spreads fast. Call Willy if you see anything unusual — I can assess whether a section needs replacing or if the whole line's compromised.

Test Water Pressure and Flow

Spring's also when I notice pressure changes. Here's what to do:

1. Turn on the kitchen sink and let it run for 10 seconds. Look at the flow. Is it steady or does it sputter?

2. Flush the toilet while the sink's running. If the sink pressure drops hard, your main line might be undersized or partially blocked.

3. Walk to the furthest bathroom in your house. Run the sink. Is the pressure the same, or weaker? Uneven pressure usually means sediment buildup or a partial blockage downstream.

4. Check hot water arrival time. Turn on the shower and time how long it takes for hot water. More than 30 seconds on a spring day? Your hot water line's got buildup or's undersized.

Sediment from winter runoff sometimes makes its way into mains, and that's one of the things I find most often in May and June.

Look at Your Water Heater

Spring is the best time to inspect this before summer demand kicks in. Check:

**The relief valve.** It's a small lever on the side — there should be a drain line running down from it. If it's missing or clogged, the valve can't do its job when pressure builds up. That's a safety issue.

**The drain valve at the bottom.** This is where sediment comes out. If you've never flushed it, spring's the time. Sediment buildup makes the heater work harder and fail sooner.

**Discoloration or corrosion on the tank.** If the exterior is starting to rust, the interior's already gone. That tank's got maybe a season left.

**Leaks around fittings.** Check the connections at the top and bottom. Any active dripping?

Check Outdoor Hose Bibs and Irrigation

Our dry season's coming. Before that happens:

**Turn on every outdoor hose bib** on your property (front, back, side, garage). Water should come out full and clear. If it sputters or trickles, that bib's got a frozen or corroded line inside.

**Inspect the irrigation system** if you have one. Look for split hose, loose fittings, or heads that won't pop up. Spring's when we get the dry heat, and your system needs to be ready.

**Check where hose bibs connect underground.** Any soft soil, puddles, or seepage? That's a line that failed over winter.

Look for Slow Drains

Spring debris — dead leaves, sand from winter wind, pine needles if you're near trees — can get into drains and slow them down. This isn't always a big deal, but it's a sign:

**Run water in sinks, tubs, and showers.** They should drain in 2–3 seconds. Anything slower means a clog is forming.

**Listen to the toilet.** After it flushes, does it refill slowly? A slow fill valve is usually an easy fix, but it wastes water all summer.

**Pour a bucket of water down the lowest floor drain** in your house (usually the laundry room or basement). Should disappear in seconds. If it pools, you've got a line issue.

Small clogs are way easier to fix in May than in July when roots have grown into the line and you need a full sewer line replacement.

Check Shutoff Valves and Meters

You need to know where these are before something breaks:

**Your main water shutoff** — usually where the line enters your house. Make sure you can actually turn it. Some haven't been opened in years and the valve seizes up. Test it in May, not when you have a leak.

**Individual shutoffs** under sinks and behind toilets. Test each one. If a valve won't turn or leaks when you try, it's getting old and Willy needs to replace it before it fails.

**Your water meter.** Look for corrosion around the meter housing. If it's heavily rusted or pitted, the meter itself might be failing and giving false readings.

Don't Put This Off

Honestly, the difference between fixing a small issue in May and dealing with the same problem in August is the difference between a straightforward repair and a weekend without water. I've been the guy getting called out in the middle of summer when people ignored spring warning signs, and it's always a bigger headache.
