We're in the thick of summer on the Central Coast, and right now—with the dry season in full swing—is when most of my Morro Bay customers finally notice what the salt air and UV exposure have done to their paint. I've been doing this work in San Luis Obispo County for years, and I can tell you: summer is both the best time to paint and the best time to catch problems before they get worse.

Here's the seasonal maintenance checklist I walk through with every homeowner who calls Evolution Home Improvement.

Why Timing Matters on the Central Coast

Morro Bay sits right on the water, which means your paint job is getting hammered by salt spray year-round. Add in the summer sun—relentless, unfiltered—and you've got conditions that'll fade and degrade paint faster than most of California. The good news: summer is also when I can get out there, assess what's happening, and get work done without waiting for rain.

Our coastal marine layer keeps temperatures moderate, but that same moisture means paint needs to cure properly. I've worked on houses where someone tried to paint during a foggy morning in June and ended up with a tacky finish three weeks later. Timing is everything.

Exterior Painting: Summer Checklist

1. Walk the Perimeter and Look for Peeling or Chalking

Grab a rag and lightly rub the painted surfaces on your trim, siding, and fascia. If white powder comes off, that's chalking—UV damage breaking down the paint binder. It means the protective coat is failing.

What you're looking for:

  • Peeling paint, especially on south-facing walls (that's where UV hits hardest)
  • Blistering, which usually signals moisture underneath
  • Fading that's uneven or dramatic
  • Cracks, especially on wood trim
  • I had a customer on Main Street in Morro Bay last summer whose south-facing trim was chalking so badly you could see it from the street. We stripped it back to bare wood, primed, and used a marine-grade paint—that's where the salt air really demands premium materials. Two years later, it still looks fresh.

    2. Check Window and Door Frames

    These take a beating. Look for:

  • Paint separation from the wood
  • Wood that's soft or spongy (signs of moisture intrusion)
  • Gaps where caulk has pulled away
  • Any discoloration or mold on the sill
  • If you find soft wood, that's not just a paint problem—you've got underlying water damage that needs attention before you repaint. That's the kind of thing I catch during a free estimate that saves homeowners a much bigger problem down the road.

    3. Inspect Deck and Fence Paint or Stain

    Dry season is hard on stained wood. The sun pulls moisture right out, and the salt air accelerates weathering. Check:

  • High-traffic areas where stain has worn thin
  • Spots that are graying or starting to look dull
  • Any wood that's splintering (UV-damaged fibers)
  • Areas where water's pooling or not shedding
  • Deck stain typically lasts 2–3 years on the Central Coast if you choose a quality product. I'd rather see someone restain every couple of years than wait until the wood's compromised and needs replacement.

    4. Look at Eaves, Soffits, and Fascia

    These are often ignored and take serious abuse from the marine layer and coastal wind. They're also where moisture loves to hide.

    Check for:

  • Paint bubbling or peeling
  • Discoloration or dark streaks (moisture or mold)
  • Any gaps where critters could enter
  • Cracks in wood or fascia

    1. Check for Moisture Damage or Staining on Walls and Ceilings

    Summer doesn't mean dry everywhere inside. If you've got a roof leak that shows up during winter rains, mold or water stains might still be visible now. Look for:

  • Dark spots or discoloration
  • Rings or halos around problem areas
  • Any soft, spongy drywall
  • Peeling paint near windows or bathrooms
  • Honestly, I find a lot of hidden moisture problems in summer because homeowners finally stop using heat and actually open windows. That's when you see condensation patterns, and they tell a story about air flow.

    2. Assess Paint Condition in High-Traffic Areas

    Kitchens, hallways, kids' bedrooms—these show wear fastest. Look for:

  • Scuffs or marks that won't clean off
  • Dull spots where you'd expect gloss or satin finish
  • Spots where the paint's thinned out
  • If you've got flat or matte paint in a kitchen, summer's when it usually looks pretty rough. A fresh coat of semi-gloss or satin in those high-traffic zones makes a real difference in both appearance and durability.

    3. Check Trim and Baseboards

    These get nicked, dirty, and scuffed. Check:

  • Whether the finish is still protecting the wood
  • If caulk around trim is cracked or missing
  • Any wood that's warping or swelling (moisture again)
  • Trim is one of the easiest wins for a fresh interior. A clean, crisp painted trim makes the whole room look maintained.

    Your Action Plan

    Go through this checklist this week while the weather's stable. Take photos of any areas where you're unsure—peeling, soft spots, staining, whatever catches your eye. Then reach out.
