You're sitting on your back porch in Arroyo Grande in late June, and the marine layer's finally burned off. The sun's intense, the air's dry, and everything looks good—until you walk around the side of your house and notice the paint on your trim is starting to peel. Sound familiar?

I've been the guy showing up to fix paint jobs gone wrong in Arroyo Grande for years now. Most of the time, the damage wasn't inevitable. It just wasn't caught in time. That's why I put together this seasonal checklist—the stuff I look for on every single painting project, broken down by what matters most right now, in our dry summer season.

What to Check RIGHT NOW (Summer)

We're in the thick of it. The Central Coast sun is relentless, and if your exterior paint is already compromised, it'll only get worse over the next month or two.

Exterior Wood Trim & Siding

The checklist:

  • Walk around your entire house (yes, all sides) and look for peeling, cracking, or bubbling paint on window frames, door frames, fascia, and siding.
  • Feel the wood with your hand. If it's soft or spongy, water's already gotten behind the paint—that's a bigger problem that needs attention soon.
  • Pay special attention to the ocean-facing side of your home. We get salt-laden air here that accelerates paint failure. I had a customer on Branch Street in Arroyo Grande whose south-facing fascia looked fine from the driveway but was completely compromised where the salt air hit it directly.
  • Check for gaps between trim and siding. Water gets in there, paint fails, and before you know it, you're looking at structural issues.
  • If you're seeing any of this, don't wait until fall. Summer's actually the best time to prep and paint because you've got dry conditions and consistent temperatures.

    Deck & Porch Paint or Stain

    The checklist:

  • Walk on your deck and listen. If boards creak differently or feel soft in spots, that's rot beginning. Paint or stain can't fix rot—it can only hide it temporarily.
  • Look at horizontal surfaces first (deck boards, porch railings). These take the most UV damage and water exposure. If the finish is dull, chalky, or the wood underneath is starting to show, you're overdue for refinishing.
  • Check underneath the deck if you can access it. Moisture collects there, and I've seen decks fail from the underside because nobody was monitoring the paint or stain condition on the beam tops and joist ends.
  • Interior Walls & Ceilings

    The checklist:

  • Look at your bathrooms and kitchen carefully. Moisture from cooking and showers breaks down interior paint faster than you'd expect. If the paint's cracking or peeling near the ceiling, that's humidity damage.
  • Check closets and any room with poor ventilation. Dark spots or soft drywall mean water's getting in. That's not just a paint problem—it's a moisture problem that needs addressing first.
  • Run your hand over interior walls. Chalky, dull finish? That paint's done its job and is ready to be refreshed.
  • What to Prepare For (Late Summer into Fall)

    We don't get rain much from June through August, but it comes. And when it does, any paint defects become water entry points.

    Plan Your Exterior Work Now

    Don't wait until we get that first October storm. Right now, in July and August, is when I schedule most of my exterior painting jobs in San Luis Obispo County. The weather's perfect—no rain, temperatures stay moderate in the mornings and evenings when I'm prepping surfaces, and everything dries fast.

    If Willy's booked up when you call, get on the schedule for early September. By October, the window's closing, and you don't want to rush a paint job when the weather's unpredictable.

    Caulk & Sealant Inspection

    The checklist:

  • Look at all the caulk around windows, doors, and where trim meets siding. If it's cracked or peeling, water's going to find its way in when the rain comes.
  • Check your chimney flashing, roof edges, and anywhere two different materials meet. Caulk there too.
  • Don't try to paint over bad caulk. It won't stick, and you'll be back at it in six months. Pull out the old stuff, clean the joint, and use quality exterior caulk rated for your climate.
  • The One Thing Most Homeowners Miss

    Prep work. I can't stress this enough.

    I've walked up to jobs in Arroyo Grande where the previous painter didn't sand, didn't prime bare wood, just slapped paint on old paint. That paint's going to fail. Every single time. You'll see it peeling in patches within a couple of years.

    When I paint—interior or exterior—I'm spending 60% of the time on prep. Sanding, cleaning, priming bare wood, filling gaps, protecting landscaping and floors. The actual paint application is the shorter part of the job. But that's what separates a paint job that looks good for a decade from one that looks rough in two years.

    Central Coast Specifics That Matter

    We're not inland. We've got salt air, and we've got coastal humidity patterns that affect how paint dries and adheres. I always tell my Arroyo Grande customers: don't use interior paint on exterior surfaces, and don't skimp on primer. The marine air here is harder on paint than it is 30 miles inland.

    Also, if your home's near the ocean side of Highway 1, you might need to prime more carefully and possibly use a marine-grade paint on exterior surfaces. It's a different animal than painting a place in Santa Maria.
