For stone and tile, it's a grout sealer and surface sealant. You don't want water finding its way into grout lines or unprotected wood when rain arrives—that's when real problems start.
  • **Check your home's gutters and downspouts.** This directly affects your floors. If gutters are clogged, water runs off near your foundation and creeps in. I've seen water intrusion under entryway wood flooring in Grover Beach homes because gutters weren't keeping water away from the house. Clear them before the rains.
  • **Inspect around doorways and windows.** Look for gaps in caulk or sealant. Water will find tiny cracks and run along your subfloor. If you see gaps, they need caulking before winter.

Wet or soft spots mean water is getting in and you need to act fast. The longer water sits under flooring, the worse the damage spreads.
  • **Check for mold or discoloration.** If you spot dark spots, smell mustiness, or see swelling in wood floors, that's mold or mildew starting. Ventilate immediately (open windows if weather allows) and call Willy. Waiting makes this a much bigger problem.
  • **Keep your home well-ventilated.** The marine layer brings humidity even when it's not raining. Run exhaust fans in bathrooms and kitchens, especially after hot showers. Keep interior humidity between 35–50%. This protects wood flooring and prevents mold under tiles.
