The good news? Catching these issues early means the difference between a quick repair and a much bigger project.

Let me walk you through the warning signs I see most often in Arroyo Grande — and when it's time to pick up the phone instead of grabbing a screwdriver.

1. Doors and Windows That Stick or Won't Latch

This one's sneaky because it happens slowly. Your back door sticks a little in winter. Then by summer, you're shouldering it open. Doesn't sound like carpentry work, right?

Wrong. Sticking doors usually mean the frame has shifted. On the Central Coast, we deal with salt air that swells wood, plus clay soil that settles unevenly under houses. I had a customer in Arroyo Grande last summer whose bedroom window wouldn't close all the way — turned out the header had dropped nearly an eighth of an inch from foundation settling. This usually tells me the house is still settling, or the humidity swing from our marine layer winters to dry summers is pushing wood to expand and contract past its original tolerance.
